Contract to Close Service Overview

What's included? Here is a sample of our Standard Package once a transaction is under contract:

• Contract receipt and initial communication with all parties sent out within 1 business day
• Ensure secure handling of all documents
• Email introduction to all transaction parties, including but not limited to : Co-op Agent, Buyer/Seller, Lender, Title Company
• Ensure items are fully executed and properly filled in
• Verify Earnest Money deposit and obtain receipt from escrow holder
• Order or Collect HOA/PUD documents in accordance with deadlines and email to appropriate parties as required
• Ensure secure handling of all documents
• Send/Request disclosure packages and gather signatures if needed
• Maintain regular and relevant contact with all parties for status updates and any outstanding items
• Provide agent email updates throughout transaction
• Send reminders for inspection and deposit deadlines
• Monitor appraisal timeline and completion with the lender
• Coordinate and monitor buyers loan status with lender
• Schedule closing and book conference room (if applicable) 
• Ensure the buyer/seller is provided a copy of all necessary documents throughout the transaction
• Distribute any amendments/documents to all parties
• Send signed closing documents electronically to buyer/seller 
• Draft fee sheet for agent approval prior to submitting to title and compliance 
• Upload all disclosures, documents into Agent’s online compliance service and submit for payment
• Verify Title has all required documents to clear title 
• Upload Final Alta/CD to DocuSign/dotloop room
• Order any conveyancing needed for seller side (i.e.: mortgage payoff, utility payoff, tax cert)
• Obtain U&O requirement, fill out application and set up appointment. 
•  Conduct a final audit of file prior to closing to ensure all documents are uploaded to brokerage compliance system and the file is complete
• Send post closing email with agent review link 

• Listing or Buyer Side: $350
• Dual Transaction: $600

           Paid at closing according to Service agreement
