Handle the daily tasks of your transaction from executed contract to closing day. What does this include?

Navigate the path from contract to close with confidence and ease. Our comprehensive service handles every detail of the transaction process, ensuring a smooth and timely closing. From managing deadlines to handling document filings and compliance checks, I've got ever step covered.  

Compliance Only:

  • Review executed contract for accuracy and ensure that the appropriate addenda & disclosures are attached and accounted for.
  • Upload all documents into the broker compliance software
  • Communicate with broker compliance and agent to correct, request, or delegate required corrections or documentation
  • Send calendar invites with important dates to the agent's email


Full Service - Contract to Close:

  • Everything in Compliance
  • Email introduction to all transaction parties, including but not limited to : Co-op Agent, Buyer/Seller, Lender, Title Company
  • Ensure items are fully executed and properly filled in
  • Exchange supporting documentation & disclosures
  • Verify Earnest Money deposit and obtain receipt from escrow holder
  • Order or collect HOA/Pud documents in accordance with deadlines and email to appropriate parties as required
  • Draft amendments and required documents 
  • Follow up with responsible parties on any contingencies according to the contract, including Third party financing, HOA documents, Resale Certificate, Contingency for Sale of Another property, etc.
  • Request utility information with the seller and provide it to the buyers. 
  • Schedule closing with clients and cooperating agent. Book conference rooms (if applicable)
  • Provide detailed emails to clients on how closing is to occur
  • Monitor and send reminders for all deadlines
  • Send signed closing documents electronically along with agent review link
  • Verify title has all required documents to clear title
  • Coordinate with seller for ordering any township requirements needed for U&O. 
  • Order and conveyancing needed for seller side (ie: Mortgage payoff, utility payoff, tax cert)
